Less competition more opportunity why autumn could be the time to sell

If you’re weighing up whether to sell now or hold off until spring, you’re not alone.

Across New Zealand, more homeowners are already testing the waters. In fact, Raine & Horne New Zealand has seen a 60% increase in property appraisals in March compared to a year ago, a clear sign that more Kiwis are considering their options right now. And there’s a good reason for that.

James Shepherd, General Manager of Raine & Horne New Zealand, said, “Autumn is almost a natural downtime for many people. The year is well underway, and they can pause and think about the rest of the year and beyond, including any real estate goals.”

Autumn presents a sales window many sellers overlook

Autumn also offers a compelling opportunity for sellers prepared to act, according to James.

“Generally, there’s less competition in autumn,” Mr Shepherd said. “With fewer listings coming to market than in spring, properties have more room to stand out.

“Buyers also have fewer options to choose from, which can sharpen interest in well-presented homes.”

James continued, “At the same time, there are still committed buyers who need to purchase,” he said. “People are changing jobs, moving areas, upsizing, downsizing - life doesn’t stop just because the weather is getting colder.

“And of course, people may have an expanding family, and need extra bedrooms, and have to move.”

Waiting for spring could mean facing more uncertainty

Spring is traditionally viewed by many as the peak real estate selling season, but taking a wait-and-see approach to listing comes with added uncertainty.

Interest rates held firm this month, however further increases remain possible if inflation proves stubborn. In addition, ongoing global political tensions continue to cloud the global economic outlook.

As James puts it: “At least right now, we know the issues we’re dealing with. Who knows what’s going to happen in six months’ time?

“We also have a general election planned for early November, and elections can take some buyer momentum out of the market, particularly in the immediate weeks leading up to polling day.”

Autumn timing gives families a head start on 2027 school plans

Another factor working in autumn’s favour is planning for the next school year.

James said, “I know personally, talking to people who’ve got back into the 2026 school year, they feel that’s under control and are starting to think about, ‘what do we do for 2027 or 2028?’

“That’s why many are getting their properties appraised now in autumn and starting the process. From appraisal to listing, you’re typically looking at a few weeks.

“You’re probably talking two months to sell and then another three months before they settle. So, by starting the process in autumn they’ve got time to then be in the area by the spring and well settled for when school enrolments begin for 2027.”
